Differences Between Manufactured & Modular

Building Standards

The largest distinction between manufactured and modular lies in the building standards.

Manufactured homes follow the Manufactured Home Construction and Safety Standards, which fall under HUD (United States Department of Housing and Urban Development) regulations. 

These homes come with a red certification label on each transportable section, making them easy to spot, and showcasing their approved status.

Modular homes are designed, built, and inspected to the Florida Building Code requirements.

These homes are often built and transported on a manufactured home chassis, which uses terms called “on-frame/off-frame.

On-Frame vs. Off-Frame

Manufactured homes are often “on-frame,” which means they have a permanent chassis that stays with the home after placement on the foundation.

To make them more like traditional homes, the tires, wheels, and axles are removed, and a skirting or block wall foundation is added.

While they’re technically still transportable, the costs involved can make moving them impractical. 

Modular homes are delivered on temporary transport and installed onto a permanent stem wall foundation or basement.

“Off-frame” homes are more commonly modular-built homes.

The home is installed on its foundation, the transport leaves, and the home loses its transportable status.

Value Fluctuation:

When it comes to the housing market, manufactured homes are usually compared to other manufactured homes in the area. 

So, if you’re trying to sell a shiny new manufactured home among a sea of older models, the appraisal might not reflect what you paid or hope to potentially sell your home for.

Modular homes, however, fluctuate in value just like their site-built counterparts.
